
Cielo Grande is designed for those who want to build and live in harmony and tranquility with the natural ecosystems and wildlife, respecting the privacy and tranquility of other residents.
Some of the things to which homesite owners agree, in writing, when they purchase:

That a RESIDENTS ASSOCIATION , or its equivalent, will be formed when there are at least 5 lots sold.- THE PURCHASER promises to participate in the formation of that Association.- The objective of said Association will be to assume the responsibility to administer and maintain the internal roadways, other common infrastructure, and water supply system, as well to establish, as necessary, further rules for the administration of the CIELO GRANDE OBSERVATORY ESTATES and the conservation of a tranquil environment, that is secure and ecologically responsible, and protective of the natural environment, including the night sky.

Before starting construction to permit a representative of FINCA CIELO GRANDE DE CR, S.A. and /or of the RESIDENTS ASSOCIATION, to verify that the permits for construction, architectural design, septic system design, and structural engineering have been obtained and are approved by the Costarrican authorities and that the restrictions noted in parts 5) and 8) below have been respected and complied with.

To construct a single family residence that may include, a car garage, swimming pool, storage shed, small stable, and up to two cabinas for guests, always respecting the maximum construction area indicated previously.

To limit their construction to a maximum of two floors over the level of the land, unless it is proven to the satisfaction of the Developer or Association, that a third storey will not interfere with the view or enjoyment of the other lot owners.

To minimize the external light of the constructions using the general principles of the International Dark Sky Association , including use of full cutoff lighting, yellow external lighting, and using motion-sensing lights that come on for a short time only when necessary, so as to not produce light pollution. In addition, blinds, drapes or shutters should be used to minimize the external impact of indoor lights.

To mutually decide with the Developer on the location of the access laneway to the respective lot before constructing said laneway.- The construction of said laneway, from the servidumbre, will be the responsibility and cost of the owner of THE LOT .
